A bright villa realised with a very nice architectural design, in a residential area with beautiful views, on a hillside but easily accessible from the coast.
The construction quality of a property is an aspect that is sometimes overlooked, we think about the location, the size and the furnishings, but we do not always really delve into the quality of the property.
This proposal of ours, with its unmistakable and very original style, was built with great attention to materials and design, ensuring a property that even though it is not new, still provides great living comfort, developed moreover through a very well elaborated project. The distribution of space allows the villa to be lived in either as a couple or as a family, where everyone will find their own personal space, while at the same time not renouncing the large communal spaces for conviviality.

The main entrance to the villa leads us into the living area on the ground floor, with a fireplace and the central heart of the house. From here we have access to the kitchen, the sleeping area and the covered portico of the villa, which is even equipped with a pizza oven, and which will be used all year round for spending time together or simply relaxing, perhaps watching the sun set over the sea of the Costa degli Etruschi.
The eat-in kitchen, with a secondary exit to the garden, is connected to the living rooms on the ground floor, which is completed by two beautiful bedrooms and a bathroom, which was completely renovated a few months ago.
On the upper floor, a large gallery, the perfect home - office for those who wish to practice smart - working, a complete bathroom and a third large room.
In the semi-basement, a large tavern, in rustic style and very cosy, which can also be used as guest quarters, with a complete bathroom and independent exit to the garden.
The well-kept garden surrounds the villa on four sides and offers various spaces in which to enjoy the fine weather. It is possible to position an outdoor swimming pool or to construct, (expenses and project to be paid for by the purchasers), an in-ground pool.
The real jewel of the villa is a recently built structure, independent of the villa, which houses a private SPA, equipped with a 6-seater heated whirlpool bath, a large heated area for relaxation beds, a dressing room, a bathroom complete with shower and a mini-kitchen, made to measure and equipped with decorated doors that make it look like a built-in wardrobe.
This space will make for a pleasant stay, whether permanent or occasional, even during the winter months, and is finished with extreme care to ensure maximum comfort.

The villa is located in a residential area on the edge of the village of Montescudaio,
the distance to the centre, where all the main services such as schools, bank and municipal offices are located, as well as shops and restaurants, is approx. 1km.
Montescudaio is a typical medieval village about 10km from the Etruscan Coast, included in the list of the "Most Beautiful Villages in Italy" and known for years for its wine, the Montescudaio D.O.C. celebrated in 2019 the 40th anniversary of its establishment and produces red, white and rosé wines recognised throughout the oenological world for the perfect combination of typically Tuscan grapes (Sangiovese in primis) made special and enhanced by the proximity to the sea and the expert work of producers and oenologists.
